At Kayy Estates Realty, we believe everyone deserves access to safe, quality housing. While we maintain professional screening standards, we understand that life happens and evaluate each application individually.

Our Standard Screening Criteria

Applicants may be evaluated based on:

✔ Verifiable income (typically 2.5–3x the monthly rent)

✔ Employment and income stability

✔ Rental history and landlord references

✔ Credit history and overall financial responsibility

✔ Background screening

✔ Ability to meet move-in requirements

Flexible Approval Options

We understand that not every qualified resident has a perfect background. Applicants with previous credit challenges, collections, utility balances, broken leases, or other housing barriers may still be considered through alternative approval programs, which may include:

• Additional security deposit

• Co-signer or guarantor

• Proof of repayment plans

• Additional income verification

• Other individualized approval conditions

Pet & Breed Restrictions

Kayy Estates Realty welcomes pets at many of our properties; however, all pets are subject to owner approval, property-specific guidelines, and applicable insurance requirements.

For the safety of residents, guests, and neighboring properties, we do not accept dogs with a history of aggression, biting incidents, or dangerous behavior.

Additionally, the following breeds and mixes are generally restricted:

• Pit Bull / American Pit Bull Terrier
• American Staffordshire Terrier
• Staffordshire Bull Terrier
• Rottweiler
• Doberman Pinscher
• Presa Canario
• Cane Corso
• Wolf Hybrids
• Akita
• Chow Chow

Additional breed restrictions may apply based on property owner preferences, HOA regulations, or insurance requirements.

All pets must be disclosed during the application process. Undisclosed pets may result in denial of the application or lease violations after move-in.
